This includes building your Buyer Brief; working with your finance team (where applicable) to ensure you’re being presented with the best options available; leveraging Sunday’s extensive agent network to source pre- and off-market opportunities; attending inspections and open homes with you and/or on your behalf; and completing extensive due diligence.

We also coordinate third-party professionals involved in the purchase; negotiate the best deal; bid at auction if required; and support you through the settlement process and beyond.

Once settled, you become part of the Sunday Buyers Club, which includes ongoing support and regular property reviews of your asset, including updated valuations.

This full-service approach ensures you’re in the most competitive position possible to secure a quality asset and has delivered exceptional results for both investors and home buyers across the Gold Coast and Tweed Heads.

Why Sunday charges a flat fee?

Sunday Buyers adopts a flat fee model so our clients know exactly how much our services are going to cost and can adequately budget without the fee fluctuating based on the property we source for you. 

It has become common practice in the industry for agents to charge their fee based on a percentage of the purchase price, however at Sunday we believe there are two key issues with this approach:

  1. The inability for the buyer to adequately budget for the fee as it is likely to fluctuate depending on the final purchase price.
  2. The buyers agent is not incentivised to get their client the very best deal, given they make more money, the higher the purchase price. 

Our flat fee model ensures transparency and provides our clients with the comfort of knowing we are souring their perfect property at the best price possible.

This consultation is the first step in Sunday’s full service approach and is typically a 45 minute video call or face-to-face meeting, conducted immediately after engagement. This session allows our team to understand your financial position, goals and property preferences, to develop a tailored plan for identifying, evaluating and securing your asset. 

The session typically includes guidance on location analysis, budget planning, risk management and acquisition timing. During this call, our team may share with you example properties and seek feedback to help us develop your unique Buyer Brief. This session is key to ensuring a strong understanding between yourself and Shane as your Buyers Agent.

Property Sourcing

Sunday’s property sourcing process involves identifying high-quality properties through both on-market listings and access to exclusive off-market opportunities, leveraging our network of agents and industry contacts. This gives clients early or private access to properties that may never be publicly advertised. 

Sunday’s sourcing approach is directly informed by insights gathered during the Strategy Consultation, ensuring our team only considers properties which align with your financial goals, preferences and Buyer Brief. Sunday’s industry network and streamlined sourcing process saves time, reduces competition and increases the likelihood of securing a superior asset at a great price.

Property Due Diligence

Sunday has a top down due diligence process, starting with market analysis and finishing with a granular level assessment of the property being considered for purchase. Property analysis includes zoning and planning checks, building condition assessments, documentation reviews and even street and neighbourhood assessments, to identify any potential risks to our client. Unlike many other agencies, Sunday Buyers will never proceed with a purchase without Shane physically inspecting the property in person.

We can also manage and coordinate third party professionals involved in the transaction on your behalf, such as building inspectors, engineers and legal advisors, to ensure every aspect of the property is scrutinised. The process usually takes between 4 to 8 weeks, depending on market conditions, property availability and client readiness, ensuring thorough research and careful decision-making at each step.
